Project Overview
This project involved landscape documentation for a three‑dwelling residential DA on a constrained allotment in Newcastle. The site presented a combination of planning, spatial, and functional challenges, including a narrow width, single shared access point, and limited capacity for deep soil planting.
Operating within an R2 zone and subject to Mine Subsidence Guideline constraints, the landscape response required careful coordination to ensure that compliance measures did not compromise usability, circulation, or long-term functionality across the development.
Key Design Constraints
The project required resolution of several competing site pressures:
Narrow site width with limited flexibility for spatial arrangement
Single shared access corridor servicing all dwellings
Restricted opportunities for meaningful deep soil placement
Sloping topography (rear to front) influencing levels and drainage
Mine subsidence conditions affecting planting depth and structural approach
Conflict between waste management areas, circulation, and planting zones
Initial architectural layouts positioned deep soil zones in locations that compromised access — particularly adjacent to waste management areas — creating a conflict between compliance requirements and functional site use.
Design Response
The landscape strategy focused on resolving these conflicts through coordinated spatial planning and practical, site-responsive planting design.
1. Coordination with Architectural Layout
Close collaboration with the project architect allowed refinement of the site layout to:
Reposition deep soil zones to maintain clear and functional access
Resolve conflicts between waste management, circulation, and planting areas
Improve overall legibility of movement through the site
This ensured the landscape documentation aligned with the broader DA package and avoided unnecessary ambiguity during assessment.
2. Deep Soil Strategy (Performance-Based Approach)
Given the constrained nature of the site, deep soil provision was approached as a performance outcome rather than a nominal percentage target:
Total deep soil area achieved: ~18.9% of site area
Deep soil zones were carefully distributed to support genuine planting capacity, rather than token compliance areas
Several zones required elevation via retaining structures due to site levels and constraints
Plant selection responded directly to these conditions, prioritising species suitable for:
Reduced soil depth conditions
Structural interfaces (retaining walls)
Low water consumption and long-term viability
3. Planting & Landscape Strategy
The planting design aimed to balance compliance, usability, and long-term maintenance outcomes:
Layered native planting used to:
soften built form
enhance privacy between dwellings
provide a cohesive visual landscape response
Narrow-strip planting zones were designed to remain functional despite limited setbacks
Front landscape design excluded turf, reducing:
long-term maintenance burden
irrigation demand
upkeep requirements for rental use
Across the site, low-maintenance Zoysia turf was selectively applied in appropriate areas to:
minimise mowing frequency
suit local light and water conditions
support a low-maintenance strategy aligned with the client’s investment intent
4. Functional Open Space & Site Use
Private open space areas were maintained consistently across all dwellings while ensuring:
Efficient circulation from the shared entry point
Clear access to waste management and service areas
Usable outdoor living spaces that were not compromised by compliance-driven planting
