Project Overview
Large acreage properties are often perceived as providing unlimited development opportunities.
In reality, environmental constraints can significantly reduce the usable portion of a site and dramatically influence where development, planting and landscape improvements can occur.
This Central Coast project involved two adjoining lots held and managed as a single property. While the total site exceeded 7,300m², more than 5,200m² fell within mapped Coastal Wetland and Biodiversity Value areas, leaving less than one-third of the property available for development and landscape works.
The proposed works included upgrades to the existing residence, outdoor entertaining areas, swimming pool and recreation facilities while navigating environmental protection requirements, bushfire considerations and vegetation management constraints.

1. Understanding The True Usable Site Area
One of the most significant planning challenges was recognising that the entire site could not be treated as developable land.
Although the property exceeded 7,300m², mapped Coastal Wetland and Biodiversity Value constraints covered the majority of the landholding. Landscape calculations and design decisions therefore focused on the smaller area available outside the protected environmental zones.
This fundamentally changed how development opportunities were assessed across the property.
2. Working Around Coastal Wetland Constraints
No landscape works were proposed within mapped Coastal Wetland areas.
Instead, the landscape strategy focused on protecting environmentally sensitive land while accommodating required improvements within the developable portion of the site.
The project demonstrates how environmental overlays do not simply influence planting decisions—they can dictate where development can and cannot occur.
3. Tree Removal, Compensation & Environmental Protection
An additional challenge involved balancing tree removal requirements with environmental constraints and site functionality.
While tree removal can often be compensated through replacement planting, this becomes more complicated when:
Large portions of a property are protected environmental land
Bushfire requirements influence vegetation management
Asset Protection Zones need to be maintained
New built structures reduce available planting opportunities
In this case, replacement planting needed to be carefully considered alongside bushfire planning, usable landscape space and long-term management objectives.
4. Bushfire Planning & Landscape Design
The site was also affected by Bushfire Prone Land requirements.
This created an additional layer of complexity, as vegetation objectives needed to be balanced against:
Asset Protection Zone requirements
Viewline management
Ongoing vegetation maintenance
Future safety obligations
The project highlighted how landscape design within bushfire-prone areas often requires a different approach to planting and vegetation management than conventional residential projects.
5. Integrating Outdoor Lifestyle Features
The proposed improvements included a swimming pool and outdoor recreation facilities.
The challenge was not simply finding space for these elements, but integrating them into a site already constrained by environmental mapping and bushfire considerations.
Each design decision needed to consider:

6. Stormwater & Site Infrastructure
The landscape documentation also coordinated stormwater infrastructure, drainage requirements and associated site works.
